- Owner must give 24 hrs notice to enter property and must enter during work hours.
- Communicate with owner to determine a good time to enter, what they need to do, and what you are comfortable with.

- Protected units (apartments, duplex not occupied by owner, corporate owned housing): 8% annual increase as of Aug 1, 2024
- Unprotected units (housing built within 15 years, house, condo, owner-occupied duplex, non-corporate owned housing): No annual rent increase cap
Evictions:
Renters Rights Under the Tenant Protection Act
- Protected units (apartments, duplex not occupied by owner, corporate owned housing): After residing in unit for 12 months, owner can evict with 60-day notice for lease violation, nonpayment of rent, or no-fault reasoning including substantial remodel, owner/family member move-in, demolition, removal from housing market.
- Unprotected units (housing built within past 15 years, house, condo, owner-occupied duplex, non-corporate owned housing): After residing in unit for 12 months, owner can evict with 60-day notice, no reason required.
- If you have resided in a unit less than 12 months, owner can choose to not extend lease, or evict with 30-day notice with no reason required.

- After a tenant moves out, landlord has 21 days to either return full security deposit or return the security deposit minus any deductions with an itemized statement.
- Failure by landlord to comply allows tenant to sue in small claims court for up to 2x security deposit.
- Maximum security deposit allowed under CA state law is 1 months rent, or 2 months for furnished apartment, as of July 1, 2024.
